AI Staging & Enhancement Disclosure

Pipeline Studio uses generative AI to create marketing visuals from real estate photographs. Every image produced by the platform is an AI-generated or AI-modified representation — it is not a photograph of the property's actual, final, or current condition. This page explains exactly what each mode changes and what agents, brokers and buyers should understand about the results.

What each mode does to a photo

  • Virtual Staging. Furniture, rugs, art and décor that do not physically exist in the room are added by AI. Nothing in the staged image is included in the sale unless the listing says so.
  • Twilight conversion. Lighting, sky tone and interior glow are synthetically altered to simulate dusk. The photo was not taken at that time of day.
  • Photo Enhancement. Lighting and color are corrected and, when the declutter option is used, personal items and clutter are digitally removed. Existing furniture is retained, but the room will not look identical in person.
  • Curb Appeal. Lawns are greened, driveways and porches are digitally cleared, and skies are brightened. Landscaping and exterior surfaces are idealized.
  • Renovation Visualizer. AI depicts a speculative post-renovation version of the home — repaired or replaced roofing, siding, paint, windows, doors and landscaping. These repairs have not been performed, quoted, permitted, or confirmed by any contractor. Renovation results are a concept only and may not be structurally or financially achievable. Every renovation image carries a permanent watermark reading "AI-generated renovation concept — not an actual representation of this property."
  • Floor plans, listing descriptions, videos and voiceovers. Also AI generated. Room dimensions in generated floor plans are estimates, never survey measurements, and must not be relied on for square footage claims.

Watermarks and disclosure text

Staged and AI-modified images are delivered with a compliance watermark ("Virtually Staged — For Visualization Only" or, for renovation concepts, the renovation notice) and accompanying disclosure text. These markings exist to keep listings honest and must not be removed, cropped out, blurred, or covered before publication.

Agent and broker responsibility

You — the agent, broker, or brokerage — are responsible for complying with the disclosure rules of your local MLS, state real estate commission, and any applicable advertising or consumer protection laws when you publish AI-modified photos. Requirements vary significantly by market: some MLSs require specific caption wording, some require the original unaltered photo alongside the modified one, some restrict which alterations are permitted at all, and some prohibit altering the structure of a home in listing photography.

Confirm your MLS's submission format and disclosure language before publishing.

Our recommendation

  • Always disclose AI staging and enhancement to buyers, in the photo caption and in the listing remarks, in the wording your local regulations require.
  • Include the original, unmodified photo of each room alongside the AI version whenever your MLS allows it — your download package includes it for this reason.
  • Never use AI editing to conceal a defect, damage, or condition issue a buyer would reasonably want to know about.
  • Label renovation concepts explicitly as concepts, and never present them as completed or planned work unless the work is genuinely contracted.
  • Keep the compliance watermarks intact on published images.
